Private lenders · Sydney

Sydney private lenders, written from a Sydney head office.

Archer Wealth is headquartered in Bondi Junction. The Sydney market is the largest single book in the portfolio — bridging, first and second mortgages, commercial and development files across the metro and regional NSW. Broker-channel only.

The Sydney market

Real underwriting, local calibration.

Sydney sits at the centre of Australian private credit because it carries the deepest secondary market for residential security, the tightest spreads between bank and non-bank pricing, and the broadest set of broker relationships. The depth helps on the underwriting side — comparables are recent and plentiful — and helps again on exits, because a Sydney residential security can be discharged into a real refinance or sale market without the timing risk that thinner regional markets carry.

We write across the city. Eastern suburbs and lower north shore residential dominate the bridging and first-mortgage book by value; the inner-west and Sutherland shire carry the larger volume of files; western Sydney drives the development end with land-bank and DA-hold structures. The Sydney CBD commercial book sits inside CommercialX — investment-grade, cashflow-underwritten, tested covenants.

Sydney is also the broker market that knows us best. Same-team underwriting, indicative-equals-formal, and direct access to the credit desk are the things Sydney brokers tell us matter most when a bank file has slipped.

Files we've written in Sydney

The shapes that actually clear.

01
Bridging — eastern suburbs

Settlement on a $4.2m Bondi house contracted against the sale of a Vaucluse residence under contract. Bank can't unconditional in time. 7-month bridge at 65% LVR, capitalised interest, exit on the Vaucluse settlement.

02
First mortgage — inner west

Recently self-employed borrower acquiring a Newtown terrace. Bank policy fails on income test, deal stacks on commercial reality. 18-month first mortgage at 70% LVR with a documented refi exit at month 14.

03
Development — outer Sydney

Site-acquisition for an experienced developer in Box Hill. DA in train, presales underway, conventional construction debt earmarked. LandX site loan to settle within the option period, refinance to construction at DA grant.

Why a Sydney-HQ lender

Geography is the file's, not the lender's.

Being Sydney-based isn't a credential — it's an operational fact. The credit team is on site, the brokers we work with most often are in the same metro, and the secondary market we underwrite to is the one we drive through every week. Sydney files come back fastest because of that proximity.

Questions on Sydney files

The ones brokers and borrowers ask.

  • Does Archer Wealth lend in Sydney?

Yes. Archer Wealth writes Sydney files across bridging, first and second mortgages, commercial and (where the file suits) development. The book is written from Sydney head office but the credit lens is calibrated to the New South Wales market.

  • Does Archer Wealth lend directly to borrowers?

No — Archer Wealth lends exclusively through accredited mortgage brokers. If you don't have a broker, the borrowers hub will match you to one of our partners covering your postcode within one business day.

  • How fast can private lending settle?

Standard bridging and first-mortgage files settle in 3–5 days. Commercial files: similar. Development files: 3–6 weeks because of QS, legal, and drawdown set-up. Indicative terms come back same-day.

  • What is Archer Wealth's maximum LVR?

Up to 75% LVR on metro residential first mortgages (70% on apartments), 60% on commercial, 80% combined on second mortgages. Anything above the standard envelope goes to the credit committee with structuring attached.
