The bridging-and-out borrower

Settlement window. Asset under contract for sale. Bank can't unconditional in time.

What we'd ask
Settlement date, evidence the exit asset is under contract, conduct on existing facility.
Typical structure
Bridging facility, 1–9 months, 65–70% LVR, interest capitalised. Exit on the sale settlement.

The bank-decline borrower

Healthy deal, recently self-employed, or unusual income mix. Bank policy says no; commercial reality says yes.

What we'd ask
Last 12 months of income evidence, clean conduct, a documented exit (refi, sale, or stabilised income).
Typical structure
First mortgage, 6–24 months, 60–70% LVR, interest serviced. Exit to bank refi at 12–18 months.

The complex-security borrower

Mixed-use, partially tenanted, multiple titles, or specialist asset class.

What we'd ask
Title structure, lease/tenant detail, recent comparable sales, and a credible valuer.
Typical structure
First or second mortgage, structure shaped to the security; covenants we expect to test, not invoke.

The questions borrowers ask us.

Different from broker FAQs — these are the ones a borrower reading their broker's recommendation actually has on their mind.

  • Why don't you lend direct?

    Brokers add real value — they package the file properly, negotiate structure, and know which lender fits which scenario. A direct-to-lender model erodes broker trust, and brokers are how good deals find us. So the answer is structural, not bureaucratic.

  • How fast can you actually settle?

    Standard bridging or first-mortgage files: 3–5 days. Commercial: similar. Development: 3–6 weeks because of QS, legal, and drawdown set-up. The clock starts at scenario submission, not at conditional approval.

  • What's your maximum LVR?

    First mortgage: up to 70%. Second mortgage: up to 80% combined. Anything north of that is a conversation, not an automatic no — but it'll need a strong sponsor and a credible exit.

  • Will you take ATO debt?

    If it's paid out at settlement and conduct is otherwise clean, yes. Your broker will ask for the Notice of Debt and a settlement plan; we'll let them know within hours.

  • I don't have a broker — what now?

    Use the form above and we'll match you to one of our broker partners covering your postcode within one business day. They'll reach out — not us.

  • What happens if my broker doesn't know Archer?

    Tell them to call us — accreditation takes minutes, and we'll work the deal directly with them. We never circumvent a broker who's already on a file.
