A broker negotiates structure, not just rate — LVR, term, conditions, exit. Bank-direct doesn't get you that.

Brokers add real value — they package the file properly, negotiate structure, and know which lender fits which scenario. A direct-to-lender model erodes broker trust, and brokers are how good deals find us. So the answer is structural, not bureaucratic.
Standard bridging or first-mortgage files: 3–5 days. Commercial: similar. Development: 3–6 weeks because of QS, legal, and drawdown set-up. The clock starts at scenario submission, not at conditional approval.
First mortgage: up to 70%. Second mortgage: up to 80% combined. Anything north of that is a conversation, not an automatic no — but it'll need a strong sponsor and a credible exit.
If it's paid out at settlement and conduct is otherwise clean, yes. Your broker will ask for the Notice of Debt and a settlement plan; we'll let them know within hours.
